Three letting apartments within the grounds of an existing hotel near the harbour in Torquay. The core house is listed and the planning brief called for a "mews" or "stable" block of one and half stories in place of an existing double garage to the rear of the property. Although not commercially viable to comply with the planning brief, a long approach working with the local authority and the planning committee provided a solution of three letting apartments in the grounds. There was no public or adjoining proprietor objection to the proposal and three units allowed the project to remain below the threshold of a sustainable development contribution. The construction is a structurally insulated panel system (SIPS) with a stone external leaf as a condition of the Listed Building Consent. The frames should be hoisted in by the end of 2013 and fit out will take place in the early months of 2014.
